Our CAM services include the following: 

• Assist the Association with its organizational structure  i.e. facilitate committee operations, budget for reserves.
  
• Handle bookkeeping for the Association.
• Collect from owners the dues and assessments levied by the Association.
• Promptly deposit all funds in a trust account in the name of the Association.
• Furnish the Board with a list of delinquent accounts. Proceed with collections in accordance with Association By laws and directions from its Board.
• Pay the Association's monthly disbursements and provide the Board with monthly financial statements
• Assist the Board in developing its annual budget.
• Provide the Board with monthly reports showing deviations from Actual and Budget.  
• Manage maintenance to common property.
• Maintenance expenditures will be made in accordance with the Association's Budget unless manager deems the circumstances to be an emergency i.e. preservation of safety
• Use vendors who are licensed and bonded and are a third party, being dealt with at arms length 
  
• Make contracts for landscape maintenance, pool maintenance, security, and refusecollection, all subject to Board approval. 
  
• Conduct regular inspections of the Association's Property. 
  
• Sent out meeting notices( Directors and Membership) and attend an agreed number of meetings. 
  
• At Association's expense, place insurance to protect the Association's property,its members and its Officers and Directors.
